These two spring projects in Austin show exactly how the right approach can change the way a home is experienced. Even though the homes were very different in style and price point, the objective stayed the same: to help buyers connect with the space as soon as they walk in.

Staging 1 at 4102 Tamarack Trl, Austin

For this Spring Case Study Highlight, we are taking a closer look at 4102 Tamarack Trl, where our team transformed an empty property into a home that immediately felt warm, functional, and inviting.

The Client: Gabriel Recio with Redfin Corporation

Gabriel is a dedicated Austin-area agent who understands how important first impressions are, especially in a competitive price range. With the home listed at $550K, the goal was to position the property so it would resonate with serious buyers from the moment they walked in.

The Package: Premier Vacant Staging

To support that goal, our Premier Vacant Staging package was selected. This approach allowed us to turn a completely vacant property into a space that felt finished and easy to understand. 

Behind the Scenes

When we first walked into the home, it was completely vacant. As a result, the space felt open but undefined. Therefore, from the start, our focus was on bringing structure and clarity to the layout. Each room was carefully planned to feel cohesive and easy to navigate, so buyers could instantly make sense of the space. 

Through intentional furniture placement, we defined every area clearly. At the same time, we made sure the design remained balanced and inviting, and everything was selected and arranged to create a natural flow from one room to the next.

The Result: Ready to be Lived In 

Once the staging was complete, the empty structure felt like a home with purpose. The staging also made the layout easy to understand, and buyers could immediately see how the home could be lived in.

For this Spring Case Study Highlight, we are looking at 909 Cypress Grove Dr., where our team used a more elevated approach to match the scale and value of the home.

The Client: Sonia & Anthony Hanchett

Sonia and Anthony, experienced realtors in Texas, brought a clear expectation. With their home listed at $3,340,000, every detail needed to reflect the price point. Because at this price range, buyers are looking for something that feels refined, polished, and thoughtfully put together.

The Package: Gallery Vacant Staging

Our Gallery Vacant Staging package is designed for high-end properties, typically in the $2M-$3M+ range. It focuses on creating a refined, layered look that feels elevated, helping luxury homes present their full value.

Behind the Scenes

From the start, the home’s architectural features stood out, so Kim and her team carefully focused on enhancing them while keeping the space balanced. They focused on selecting pieces that complemented the scale and style of the home, and clearly defined how each area could be used.

At the same time, they paid close attention to cohesion. Textures, tones, and furniture placement were thoughtfully arranged so the design flowed naturally from one room to the next. As everything came together, the home felt refined and complete.
